I am starting an AirBnB vacation tour experiences business and I am eager to connect with an investment homeowner who owns a vacant vacation home OR has an already established AirBnB room rental business that is not their primary residence. As an AirBnB Co-Host, I will live in the investment home and manage all guest check-ins, check outs, cleaning, yard work and property maintenance. The AirBnB business license will be in my name as the home will be my primary residence. Vacation room rental income will be shared with the homeowner in a pre-negotiated contract that covers my rent, my management salary and business expenses. With this business plan the investment homeowner provides a home for a long term tenant, which abides by new government regulations, and capitalizes off a more lucrative hybrid rental business model. The investment homeowner can sit back and collect money while I manage, market and grow the business.
AirBnB vacation homes with live in hosts are proven to be safer and pose less risk to investment homeowners. Parties and property damage are not risks when the home is supervised. Guests tend to have better vacation experiences when there is a host available to greet them, help with luggage and answer any questions they may have. My primary business goal is to create personalized AirBnB Vacation Tour Experiences strategically targeted towards each of the trending tourism sectors: Health Tourism, Adventure Tourism, Business Tourism and Cultural Tourism. I aim to sell niche products, handmade crafts, authentic aboriginal artwork, souvenirs and complimentary guest services on my tours. I require a rental home to host my tours that is guaranteed to always be available for my tour guests. I am seeking a large furnished home with a minimum of 4-6 bedrooms that has ample parking, beautiful landscaping, a beautiful view and high end features.
I have 20 years experience in professional Hospitality service roles. I have 20 years experience in corporate Business Development Consulting and Marketing. I have experience hosting room rentals on AirBnB and I had great social experiences with everyone who stayed with me. I have Food Safe and Serving it Right certification. I am commercially licensed to provide food and beverage service for additional profit. I love to garden and I intend to grow fresh organic produce to serve to guests. I understand 5 star hospitality and I provide 5 star service. I can build websites for marketing purposes from scratch in a very short amount of time. I am a photographer that can take high quality marketing photos. I can edit marketing videos and create special video effects. I know how to write sales copy that converts. I understand all the proven marketing tactics that compel people to buy. I am an expert in customer experience design. I am knowledgeable of all the current AirBnB regulations, market trends and opportunities. I am meticulous with cleanliness. I am a problem solver and I am capable of performing basic renovations and household maintenance if necessary.
Tourism is a constantly growing industry in BC and it is expected to grow substantially in the coming years. Investment in old and new hotels is currently trending. The Canadian government is investing heavily in tourism infrastructure and the opportunities in the industry are exciting. Domestic and international travel in Canada is BOOMING. Health tourism, adventure tourism, business tourism, cultural tourism and personalized vacation experiences are trending upward. Demand for hotels is high right now and room availablity is not keeping up with demand. Hotels are expensive, averaging over $200/night in many communities and skyrocketing to thousands of dollars a night during big events in major cities.
The Hotel Industry in BC has a 60% -70% monthly occupancy rate on average year round, with demand for hotels expected to increase. A 60% monthly occupancy rate is 18 days per month. 4 bedrooms rented out, for less than standard hotel rates, at $100/night, 18 days each month, is a gross income of $7,200/month. 4 bedrooms rented out with meals included for $150/night, 18 days each month, is a gross income of $10,800/month. The income potential is way higher than you would achieve by simply renting out your home to regular tenants long term. This business model can be duplicated over and over for even bigger returns on investment. A network of AirBnB Co-Hosts managing investment properties in other cities would provide more tour opportunities and additional income streams. This is a win-win business model with limitless growth potential.
I am currently available and motivated to get started. I would love to hear back from you if you are interested in working with me.
